We saw a change in in midtown Toronto sales as the number of sold properties decreased from 189 sales during this quarter last year to 165 this is a 12.7% less. Housing prices continued to be strong up by 2.2% at $1,219,845. New listings on the market continues to be flat in a slow inventory market dropping another 2.8% and active listings at the end of the quarter was down 5.6% as well. Final sales to listing price showed a small decrease of 2.5%. The time to sell your home was still just under a month.
Yonge and St. Clair saw an decrease in sales over the 3rd quarter 2016 to 26 and we saw the average price decrease slightly from last year. The prices for detached did rise over this period of time. Casa Loma neighbourhood continues to be strong in the final prices of home but this is do to the lack of inventory we are seeing in this neighbourhood.
Overall mid town Toronto remains in good shape as prices are still strong. I believe that if we do see more inventory in this area we may see the rising prices stall. Therefore if you are debating on selling your home soon now is better than later to list your property as we may enter an uncertain market in midtown Toronto moving forward.
